There are 2 types of residential Tenancy Agreement’s:

Fixed Term

An agreement entered into with a start and end date. Both the tenant & landlord are bound to this period of time.  The tenant can terminate the tenancy on the lease end date by giving a minimum of 2 weeks notice on a FORM 13.  A tenant can also break their tenancy and vacate early, however there are fees involved with this process.

Periodic Agreement

An agreement entered into with a start date, but no end date. The tenant can end this agreement with a minimum of 2 weeks written notice on a FORM 13. The landlord can end this agreement with 2 month’s written notice on a FORM 12. If the property has been sold and the contract states that the buyer requires vacant possession, 4 weeks notice on a FORM 12 is required.
